Our 1st and 2nd flip loans have competitive interest rates, low points and loan costs. We can fund up to 100% of the purchase price and in some cases financ the rehab and other costs, allowing for maximum leverage and minimal out-of-pocket costs. Our loan terms are typically 1 year and have no prepayment penalties.

Each loan scenario is reviewed on a case-by-case basis, and every borrower and deal are unique. *Most loans are based on the strength of the deal and the borrower's experience. Our loans are not credit driven, and experience and a sound rehab and exit plan are most important.

We can provide a quick loan proposal with the following information:

  1. the purchase price
  2. the property address
  3. the estimated amount you plan to spend on rehab
  4. the projected resale price of the property, and lastly
  5. a little background on the borrowers experience.
